What homeownership actually changes about your plan
The universal pillars still apply: water, food, light, communication, documents, medicine. What changes is that you are now responsible for the structure that holds all of it. The roof, the utilities, the insurance, the maintenance, and every decision about what to fix, when, and how. None of that was your problem before.
Structural responsibility
A burst pipe, a fallen tree, a damaged roof: the cost and the decision are now yours. Understanding your home's structural basics, its age, its known vulnerabilities, and what maintenance it needs on a seasonal cycle is preparedness, not homemaking. Deferred maintenance is a slow-motion emergency.
Utility shutoffs
FEMA recommends that every person in a household know how to shut off the water, gas, and electricity. As a renter, the building manager handled this. As an owner, a gas leak at 2 a.m. is your problem, and knowing where the valve is and how to turn it is the difference between a close call and a house fire.
Insurance complexity
Renters insurance covers possessions. Homeowners insurance covers the structure, liability, and possessions, but probably not flood, earthquake, or sewer backup. If you have not read your policy's declarations page, you do not know what you have. Most people discover this after the claim.
Hazard exposure
Your property sits in a specific flood zone, wildfire risk area, and seismic zone. These were someone else's concern when you rented. Now they determine your insurance costs, your maintenance priorities, and which hazards you need to prepare for specifically. Know your zone before your first claim.
Neighbors matter more
Renters move. Owners stay. Your neighbors are your first responders: the person who notices the tree on your roof while you are at work, the family that shares a generator during an outage, the person who checks on your house when you travel. Introductions in the first month are preparation.
Financial exposure
A new mortgage often stretches a household's budget thinner than rent did. The home repair fund is not optional. Even a small reserve, $500 to $1,000, prevents a manageable repair from becoming a financial crisis. Build it before you renovate the kitchen.
The checklist
What to do in the first 30 days
These are not renovations. They are the baseline actions that make your home safe to live in and insurable to own. Most take an afternoon. All of them should happen before you unpack the last box.
Utility shutoffs
Know where to turn things off
- Water main shutoff: typically near the street or where the supply line enters the house. Turn it clockwise to close. A burst pipe at 3 a.m. is a race against water damage. Know the location before you need it. Tag it with a bright label if it is hard to find in the dark.
- Gas shutoff: the valve on the pipe entering your gas meter. FEMA recommends a fitted gas shutoff wrench kept near the meter. If you smell gas, open windows and leave the house on foot before attempting to turn the valve. Only shut it off yourself if it is safe to do so. Call your gas company first if you can.
- Electrical panel: usually in the basement, garage, or utility room. Switch individual breakers off before the main breaker. After a disaster, do not turn electricity back on until a professional confirms there are no gas leaks. Sparks from electrical devices can ignite leaked gas.
- Walk through the shutoff process with every adult in the household. Label each shutoff clearly. If the valves are corroded or stiff, have them serviced now, not during the emergency when you cannot turn them.
Safety devices
Smoke alarms, CO detectors, extinguishers
- The NFPA recommends smoke alarms on every level of the home, inside every bedroom, and outside each sleeping area. Test every alarm the day you move in. Replace any alarm older than 10 years from its manufacture date, printed on the back of the unit.
- Carbon monoxide alarms follow the same placement: every level, inside every bedroom, outside each sleeping area. Required in homes with fuel-burning appliances, attached garages, or fireplaces. CO is odorless. The alarm is your only warning.
- Place a fire extinguisher (ABC-rated, minimum 5 lb.) in the kitchen and one near the garage or utility room. Know how to use it before you need it: pull the pin, aim at the base of the fire, squeeze, sweep. If the fire is larger than a wastebasket, leave the house and call 911.
- If your home has hardwired alarms, confirm they are interconnected: when one sounds, all should sound. Battery-only homes should use 10-year sealed lithium units, which eliminate the dead-battery problem that makes most alarms useless when they are needed.
Insurance
Read your policy before you need it
- Read the declarations page of your homeowners policy. It lists your dwelling coverage limit, deductible, and the perils covered. Most standard policies cover fire, wind, hail, lightning, and theft. Most exclude flood, earthquake, and sewer backup. Know which category your most likely local hazard falls into.
- Check your flood zone at the FEMA Flood Map Service Center (msc.fema.gov). If you are in a Special Flood Hazard Area (zones A or V), flood insurance is required for federally backed mortgages. Even outside the high-risk zone, nearly one in three NFIP claims between 2014 and 2024 came from properties in moderate or low-risk areas.
- Confirm your dwelling coverage limit matches the rebuild cost, not the purchase price. Land does not burn. The structure does. If rebuild cost exceeds your coverage, you are underinsured. Ask your agent about replacement cost vs. actual cash value and choose replacement cost if you can.
- Ask about endorsements for sewer backup, equipment breakdown, and extended replacement cost. These are inexpensive additions that cover the gaps most homeowners discover too late. A sewer backup endorsement typically costs $30 to $70 per year and covers a loss that averages $10,000 to $20,000.
Documentation
Photograph everything while it is intact
- Walk through every room with your phone and take a slow video or photographs. Open cabinets, closets, and drawers. Capture serial numbers on major appliances. This takes 20 minutes and is the single most useful thing you can do for a future insurance claim. Do it during move-in, when the home is cleanest.
- Store the photos in a secure cloud account, not only on the phone. The phone may be in the house when the house is damaged. A cloud backup accessible from any device survives a total loss.
- Keep a copy of the home inspection report, the survey, the deed, and any disclosure documents in your household document file. These contain information about the property's condition at purchase that may matter during a claim, a repair decision, or a contractor dispute.
- Record your HVAC, roof, water heater, and major appliance ages. These have finite lifespans, and knowing when each was installed helps you budget for replacement rather than reacting to failure. Your inspection report usually lists this information.
Priority note
If money or time is limited, start with utility shutoffs and smoke alarms. Those two items address the scenarios most likely to cause injury or irreversible damage. Insurance review and inventory can follow in the first 90 days. The shutoffs and alarms should not wait.

A real estate listing highlights what sells. Your preparedness depends on what the listing did not mention: the age of the roof, the flood zone, the drainage pattern, the tree hanging over the power line. Learn your property's actual condition and exposure in the first season.

Check your flood zone
Search your address at FEMA's Flood Map Service Center (msc.fema.gov). Your zone designation determines whether flood insurance is required and what building standards apply. FEMA notes that there is no such thing as a zero-risk zone. Even moderate-risk areas have a meaningful probability of flooding over a 30-year mortgage.
If your property is in or near a flood zone, learn where water flows during heavy rain. Watch the yard during the first major storm. Basement water entry, standing water against the foundation, and overwhelmed gutters are early warnings, not normal behavior.

Assess your roof and exterior
Your inspection report gives a snapshot. After move-in, look at the roof from the ground: missing or lifted shingles, flashing gaps around vents, and sagging lines. These are damage entry points during the next storm. An asphalt shingle roof typically lasts 20 to 25 years. Know your roof's age and plan accordingly.
Walk the foundation perimeter. Look for cracks wider than a quarter inch, water staining, and soil graded toward the house rather than away from it. Water flowing toward a foundation is the most common cause of basement and crawl-space water problems, and regrading the soil is often the cheapest fix available.

Identify trees and overhead hazards
Dead limbs over the roof, power line, or driveway are the most common source of storm damage to a home. Walk the yard and look up. Any limb that could reach the structure or a utility line if it fell is a limb worth having a certified arborist evaluate. Most tree work is cheaper before a storm than after one.
If you live in a wildfire-prone area, research defensible space requirements for your zone. The first five feet around the structure is the most critical zone: no mulch, no shrubs touching the siding, no firewood stacked against the house.

Meet your neighbors
Introduce yourself to the four nearest households within the first two weeks. You do not need to become friends. You need to be recognizable. A neighbor who knows your face is a neighbor who notices when something is wrong: a package left in the rain, a tree on your car, water running from under the garage door while you are at work.
Exchange phone numbers with at least one neighbor. During a power outage, a local text message is faster and more reliable than any app. During an extended event, neighbors share generators, water, and information. This is not abstract community building. It is practical redundancy.

Learn your local hazard profile
Every property has a hazard profile: the set of natural and infrastructure risks that apply to its specific location. Your state's emergency management agency and your county's emergency services page list the hazards that have historically affected your area. Search your state on this site's Local Risks section for a summary tailored to where you live.
Sign up for your county's emergency alert system. Register for weather alerts through the FEMA app or the National Weather Service. These are free, opt-in, and deliver warnings directly to your phone for the specific county where your home sits.
During the event
What to do when something goes wrong with the structure
As a renter, you called the landlord and waited. As an owner, the first decisions are yours. The sequence below covers the most common structural emergencies a new homeowner faces. All of them require action before a contractor arrives.

Water intrusion
Shut off the water main immediately. Move valuables off the floor. If the water is from a burst pipe, the shutoff stops the loss. If it is rising from outside, begin moving items to a higher level. Photograph everything before cleanup begins. Your insurance claim depends on evidence of the damage, not your description of it.

Power outage
Check whether the outage is your home or the neighborhood. If your breaker tripped, reset it. If the outage is external, report it to your utility and settle in. Unplug sensitive electronics to protect against voltage surges when power returns. If you use a portable generator, never run it indoors, in the garage, or near open windows. Carbon monoxide from generators is a leading cause of post-storm deaths.

Gas smell
Open windows. Do not flip light switches, use matches, or start a car in the garage. Leave the house on foot immediately. Call your gas utility from outside. If you can safely reach the meter shutoff and you know how to operate it, turn it off. If you are unsure, leave it and wait for the utility. A gas company will respond to a suspected leak regardless of time of day.

Storm damage to the structure
Do not enter the home if you suspect structural damage. Wait for daylight if the event was overnight. Photograph the exterior damage before touching anything. Cover broken windows or holes with tarps to prevent further water intrusion. Call your insurance company to file a claim before calling a contractor. Your insurer may have preferred vendors and coverage requirements for temporary repairs.

Tree on the house or driveway
If the tree hit power lines, stay away and call the utility. If it damaged the structure, photograph it and call your insurer. Do not attempt to remove a large tree yourself. Chainsaw work under tension is one of the most dangerous activities a homeowner can attempt. Hire a certified arborist or wait for professional help. A tree on the driveway, not touching the structure, is inconvenient but not urgent.

Smoke alarm or CO alarm sounds
Get everyone out of the house before investigating. Close doors behind you as you leave. Call 911 from outside. Do not reenter to look for the source. A CO alarm sounding with no visible cause is not a false alarm. CO is invisible and odorless. Treat every alarm activation as real until a firefighter tells you otherwise.
Maintenance as preparedness
The seasonal cycle that prevents most emergencies
Most home emergencies are maintenance failures that had a warning period. A roof that leaks during a storm usually showed signs in the fall. A pipe that bursts in January was vulnerable in October. Seasonal maintenance is not housekeeping. It is the cheapest form of disaster prevention available to a homeowner.
You do not need to do everything at once. Start with one walk-around per season, following the cards to the right. Each one takes less than an hour and prevents problems that cost thousands.
Spring: water and drainage
Clean gutters and downspouts. Check that downspout extensions direct water at least four feet from the foundation. Inspect the basement or crawl space for signs of winter moisture. Test your sump pump if you have one. Walk the yard and note any new low spots where water collects.
Summer: exterior and cooling
Inspect the roof from the ground for damage from spring storms. Trim any vegetation touching the house or within five feet of the siding. Check that the A/C unit drains properly and the condensate line is clear. Test smoke and CO alarms and replace batteries if they are not sealed 10-year units.
Fall: winterization
Have the furnace or heating system serviced. Clean gutters again after leaves fall. Disconnect and drain outdoor hoses. Insulate exposed pipes in unheated areas: crawl spaces, garages, exterior walls. If your home has a fireplace, have the chimney inspected and cleaned before the first use of the season.
Winter: pipes and heating
Know which faucets to drip during a hard freeze and which pipes are most vulnerable (exterior walls, unheated garage lines). Keep the thermostat above 55 degrees even when away. If you lose heat, open cabinet doors under sinks to let warm air reach the pipes. A frozen pipe that bursts can release hundreds of gallons before you notice.
