Mold prevention and water damage

Mold begins growing on wet surfaces within 24 to 48 hours. After a flood, pipe burst, or roof leak, the speed of your response determines whether you are dealing with a cleanup or a remediation project. 01 — Protective equipment for mold cleanup

N95 respirator, non-porous gloves, and eye protection. The EPA and CDC both require these as the minimum for any mold cleanup.

Mold reproduces by releasing microscopic spores into the air. When mold is disturbed during cleanup, spore concentrations spike dramatically. Inhaling these spores can cause respiratory irritation, allergic reactions, and in people with compromised immune systems or chronic lung conditions, serious infection. The protection is straightforward and inexpensive.

  • N95 respirator: Filters out 95% of airborne particulates, including mold spores. Available at hardware stores for $12 to $25. Must fit snugly against the face to be effective. Follow the manufacturer's fitting instructions. A loose-fitting mask does not protect against spores that enter around the edges.
  • Non-porous gloves: Nitrile or rubber gloves prevent skin contact with mold and cleaning solutions. The EPA recommends gloves that extend to the mid-forearm. Dispose of gloves after use.
  • Eye protection: Goggles without ventilation holes. Mold spores can irritate eyes and cause allergic conjunctivitis. Standard safety glasses with open sides do not provide adequate protection against airborne spores.
  • Ventilation: Open windows and doors in the work area. If possible, place a fan in a window blowing outward to create negative pressure, pulling contaminated air out of the work space rather than pushing it into the rest of the house.

When to upgrade protection

The EPA defines three levels of mold remediation. Areas under 10 square feet require only N95, gloves, and goggles (minimum PPE). Areas of 10 to 30 square feet require containment with plastic sheeting and may warrant a half-face respirator with P100 filters. Areas over 30 square feet, or any situation involving HVAC contamination or sewage exposure, call for professional remediation with full PPE, HEPA filtration, and negative-pressure containment.

02 — What can be saved after water damage

Hard, non-porous items can be cleaned. Porous items that absorbed contaminated water generally cannot.

The salvageability of water-damaged items depends almost entirely on whether the material is porous. Porous materials absorb water deep into their structure, creating internal conditions where mold thrives and cleaning solutions cannot reach. Non-porous materials can be surface-cleaned and disinfected because contamination stays on the surface.

Typically salvageable

Glass, metal, hard plastic, ceramic, porcelain, sealed wood (if coating is intact), appliances (if motors dried before corrosion), solid wood furniture (if dried within 48 hours and no mold visible).

Typically must discard

Carpet and carpet padding, drywall below the flood line, fiberglass and cellulose insulation, mattresses, upholstered furniture, particle board, paper products, cardboard boxes, stuffed animals, and any porous item that was submerged in sewage-contaminated water.

The 48-hour rule applies to everything on the borderline. Solid wood furniture, hardwood floors, and structural lumber can often be saved if dried thoroughly within 48 hours of water exposure. After 48 hours, mold colonization begins inside the material, and the odds of successful salvage drop significantly. During a power outage when fans and dehumidifiers are unavailable, open windows, remove standing water with mops and towels, and create as much air circulation as possible.

03 — Humidity control

Below 60%, ideally between 30 and 50%. This is the EPA's recommended indoor humidity range for preventing mold growth.

Mold requires moisture to grow. Controlling indoor humidity is the single most effective long-term mold prevention measure, and it applies during normal life as well as during and after disruptions. The EPA recommends keeping indoor relative humidity below 60%, with an ideal range of 30 to 50%.

  • A basic hygrometer (humidity meter) costs $10 to $30 at hardware stores and provides a continuous readout of indoor humidity. Place one in the most moisture-prone area of the home: the basement, bathroom, or kitchen.
  • Run dehumidifiers in basements and crawl spaces during humid months. A standard residential dehumidifier removes 30 to 50 pints of water per day.
  • Vent all moisture-producing appliances (clothes dryers, bathroom fans, range hoods) to the outside, not into attics or enclosed spaces.
  • Fix leaks promptly. A slow drip under a sink or in a wall cavity creates a persistent moisture source that produces mold even in an otherwise dry house.
  • After a water event, dry everything within 24 to 48 hours. This is the window before mold colonization begins. Speed matters more than perfection during this window.

Signs of high humidity without a meter

Condensation on windows, especially in winter, is a visible indicator that indoor humidity is too high. Musty odors in closets, basements, or cabinets suggest hidden moisture and possible mold growth. Peeling paint or wallpaper, especially in bathrooms, indicates chronic moisture exposure. If you observe any of these, investigate and address the moisture source before mold becomes visible.

04 — When to call a professional

If the mold covers more than 10 square feet, if it is inside HVAC systems, or if the water source was sewage, do not attempt the cleanup yourself.

Safety-critical

Large mold infestations release dangerous concentrations of spores when disturbed. Scrubbing, scraping, or even aggressively wiping a large mold colony can send millions of spores into the air, contaminating areas of the house that were previously unaffected. The EPA and OSHA both advise that mold covering more than approximately 10 square feet should be handled by professionals with proper containment, HEPA filtration, and full protective equipment.

If you discover a large mold growth after removing wet drywall, opening a wall cavity, or pulling back carpet:

  • Do not disturb it. Do not scrub, spray, or attempt to wipe the mold. Disturbing it without containment spreads spores throughout the house.
  • Seal the room. Close the door. If the room has a forced-air HVAC vent, cover it with plastic sheeting and tape to prevent spores from entering the duct system.
  • Contact a professional mold remediation company. Look for companies certified by the Institute of Inspection, Cleaning and Restoration Certification (IICRC) or with equivalent credentials. Get at least two estimates.
  • Document everything. Photograph the mold growth, the water damage, and any damaged materials before they are removed. This documentation may be needed for insurance claims.

Professional remediation typically involves physical containment of the affected area with plastic sheeting, negative air pressure to prevent spore migration, HEPA-filtered air scrubbers to capture airborne spores, removal and disposal of contaminated porous materials, treatment of salvageable surfaces with EPA-registered antimicrobials, and post-remediation clearance testing to verify that spore levels have returned to normal.
