FEMA and EPA guidance states that mold can begin growing on wet materials within 24 to 48 hours in warm, humid conditions. The priority after any water event (burst pipe, roof leak, flood) is to start drying immediately.
Open windows, run fans, remove standing water, and pull up wet carpet padding. Time is the critical variable. Water that sits becomes mold that spreads.
Hard surfaces yes, porous materials maybe not
Hard, non-porous surfaces (tile, metal, glass, sealed wood) can be cleaned with the CDC-recommended bleach solution (1 cup per 5 gallons of water) and saved.
Porous materials that stayed wet for more than 48 hours often cannot be saved. Carpet padding, drywall, ceiling tiles, and insulation that have been wet for more than 2 days should be removed and replaced. The cost of replacement is less than the health cost of hidden mold.
Moisture control is mold control
Mold needs moisture, warmth, and organic material. Remove any one and mold cannot grow. In a home, the controllable variable is moisture. Fix leaks promptly, maintain gutters and drainage, ventilate bathrooms and kitchens, and keep indoor humidity below 60%.
