Reading a masonry crack

Most cracks in brick and block are the masonry moving the way it was designed to move. A smaller number are the wall telling you something is actually wrong. The pattern of the crack, not its length, is what tells the two apart.

01 — Why masonry cracks even when nothing is wrong

Brick and block are built to crack in specific, planned places

Concrete masonry shrinks slightly as it cures and expands and contracts with temperature and moisture for the life of the wall. The National Concrete Masonry Association's technical guidance on crack control treats this movement as a design problem to be managed, not a defect to be prevented entirely. That is why long masonry walls are built with control joints, vertical breaks filled with sealant rather than mortar, spaced so the wall has somewhere planned to move.

A crack that follows a control joint, or that runs in a clean stair-step pattern through the mortar joints rather than through the brick or block units themselves, is usually the wall doing exactly what its design accounted for. A crack that instead runs straight through the units, especially if it is wider at one end than the other, is a different kind of signal.

This distinction matters because it changes what the crack is asking for. A stair-step mortar crack is a tuckpointing job. A crack through the block, especially one that keeps widening, is a foundation or structural question that a repointing trowel cannot answer.

Control joints are usually easy to spot once you know to look for them. They run vertically, full height, and are filled with a flexible sealant rather than rigid mortar, often placed near corners, openings, or at regular intervals along a long wall. A crack that opens up right along one of these joints is the design working, not failing.

02 — The tests that separate cosmetic from structural

Width, direction, and movement over time are the three signals worth tracking

A hairline crack under about 1/16 inch that has not changed in months is low concern in most residential masonry. A crack wider than 1/4 inch, or one that is visibly wider at the top than the bottom (or the reverse), points toward differential settlement, meaning one part of the foundation is moving more than the rest.

A simple way to track movement is to mark both ends of a crack with a pencil line and a date, and check it again in a month. A crack that has grown past your marks is active. An active crack is a reason to bring in a structural engineer before doing any cosmetic repair, because patching an actively moving crack just relocates the stress to the edge of the patch.

Horizontal cracks in a foundation wall deserve more caution than vertical ones. A horizontal crack, particularly one where the wall bulges inward above it, is a classic sign of lateral soil pressure overpowering the wall and is squarely in structural engineer territory, not a DIY tuckpointing project.

03 — Matching mortar type to the repair

The wrong mortar mix can damage the brick it is supposed to protect

Mortar is classified into types by strength, under the designations N, S, M, and O, and the masonry industry's own guidance is clear that stronger is not automatically better. Type S mortar, the higher-strength mix, is called for when structural requirements demand it, such as load-bearing walls or foundations below grade. For most above-grade repair and general-purpose work, Type N is the standard choice.

The reason strength is not the goal is that mortar is meant to be the sacrificial part of a masonry wall. It should be slightly softer than the brick or block units around it, so that any future movement or freeze-thaw stress cracks the mortar joint first, where it can be repointed, rather than cracking the brick itself, which cannot be easily replaced.

This is especially important on older homes, many of which were built with soft, lime-based historic mortar. Repointing that mortar with a modern, high-strength Portland cement mix is a common and costly mistake. The hard modern mortar does not flex with the old brick, and the brick face itself starts to crack and spall instead.

If a home predates roughly 1930, or the existing mortar crumbles easily to a soft touch rather than chipping in hard flakes, treat it as likely lime mortar and get the mix confirmed before repointing. A small test patch in an inconspicuous spot, left to cure for a few weeks, is a cheap way to check that a new mortar matches the old before committing to the whole wall.

04 — The dust risk most DIY guides skip

Cutting or grinding masonry releases a hazard you cannot see

Grinding out old mortar joints before repointing, or cutting brick and block with a saw, creates respirable crystalline silica dust. OSHA describes these particles as roughly a hundred times smaller than ordinary sand, small enough to travel deep into the lungs. Repeated exposure is linked to silicosis, an incurable lung disease, along with lung cancer and kidney disease.

The single most effective control is water. OSHA's guidance for construction work notes that applying water to a saw blade or grinding wheel while cutting stone, brick, or block substantially cuts the amount of dust released, because the water keeps the fine particles from becoming airborne in the first place.

For any grinding done indoors or in an enclosed space, working outdoors or with strong ventilation matters as much as the water does. A NIOSH-rated respirator adds a second layer of protection but is not a substitute for wet-cutting and ventilation, since a poorly fitted respirator can still let significant dust through.

This risk scales with how much cutting is involved. Repointing a few joints with a hand tool carries far less exposure than grinding out an entire wall's worth of old mortar with a power grinder, which is exactly the kind of job where wet methods and outdoor work stop being optional.
