A squeak, a soft spot, or a cracked tile can all trace back to the same cause
Cracked grout, a soft or spongy spot underfoot, buckled vinyl plank, or a persistent squeak can each have a purely mechanical cause, like a loose fastener or a worn subfloor panel. They can also be the visible edge of a moisture problem sitting quietly underneath, and the two causes require completely different repairs.
Replacing the visible material without checking for moisture underneath is a repair that treats the symptom and leaves the cause in place. The EPA's guidance on moisture control in buildings is direct on this point: moisture problems that are not identified and fixed at the source keep recurring, no matter how many times the surface damage is repaired.
This matters most in rooms with a plumbing source nearby, kitchens, bathrooms, and laundry areas, and on any ground floor over a crawl space or slab, where moisture has an easy path up into the subfloor from below.
A single crack, squeak, or soft spot is worth a five-minute check before a repair begins. Pressing a fingertip into the subfloor around the damaged area, and smelling for a musty odor, costs almost nothing compared to redoing the same repair a second time because the underlying moisture was never addressed.
02 — Where moisture actually comes from
Most subfloor moisture has one of a small number of sources
EPA's mold prevention guidance lists the recurring sources behind most indoor moisture problems: leaking or condensing pipes, especially ones running inside wall cavities or under a floor, roof leaks that travel along framing before showing up somewhere unexpected, and landscaping or gutters that direct water toward the foundation instead of away from it.
A slow supply line leak under a bathroom or kitchen floor is a common and easy-to-miss source, because the water can travel along the subfloor before it ever reaches a visible surface. By the time discoloration or a soft spot appears on top, the subfloor panel underneath has often been wet for a long time.
Condensation is a quieter source that gets overlooked. A cold water line running through an unconditioned crawl space or a poorly insulated floor cavity can sweat enough moisture, over time, to soften the wood around it, without a single drop ever technically leaking from a fitting.
Grading and drainage around the outside of the house belong on the same checklist, even though they seem unrelated to an indoor floor. EPA's guidance specifically calls out ground that slopes toward a foundation, rather than away from it, as a routine contributor to damp crawl spaces and, eventually, damp subfloors above them.
03 — The 48-hour rule and what it means for a repair
Mold does not need long to start once wood stays wet
The EPA's standing guidance for mold prevention is that wet building materials need to be completely dried within roughly 24 to 48 hours to prevent mold growth from establishing. That window is short enough that a slow, ongoing leak, one that keeps a small area of subfloor damp for weeks, is a far more serious mold risk than a single dramatic flood that gets cleaned up and dried out quickly.
This is why sealing a new floor over damp or moldy subfloor material is a mistake with consequences beyond a repeat repair. 04 — What to check before you repair the surface
A short checklist before any tile, plank, or board goes back down
Lift the damaged material far enough to see and feel the subfloor underneath, not just the edges immediately around the visible problem. Water travels along a subfloor panel, so the wettest point is not always directly under the worst-looking surface damage.
Look for discoloration, a musty smell, or a soft, give-way feel when the wood is pressed with a fingertip. Any of these three signs is a reason to trace the moisture back to its source, whether that is a supply line, a drain connection, a nearby exterior wall, or the ground beneath a crawl space, before closing the floor back up.
If the affected area is small and the source has been found and fixed, drying with fans and dehumidification before rebuilding is usually enough. Widespread discoloration, a strong musty odor, or any uncertainty about whether the source has actually been resolved is a reasonable point to bring in a moisture meter or a professional rather than guessing and closing the floor back up.
A pinless or pin-type moisture meter, held against the subfloor, gives an actual reading rather than a guess based on smell or touch alone. Most hardware stores carry an inexpensive model, and comparing a reading from the suspect area against a reading from a known-dry section of the same subfloor is a simple way to confirm the area has genuinely dried out before flooring goes back down.
