Stop the Damage Spreading

Your household can shut off the water, cover an opening, and work safely in a damaged space without getting hurt.

Why this tier, in this order

The insurance industry keeps score on what actually happens to houses, and the numbers reshape most people's intuitions. According to Insurance Information Institute data, about one in sixty insured homes files a claim for water damage or freezing in a given year, against about one in four hundred twenty-five for fire. The mundane supply-line failure, the burst pipe, the water heater letting go on a Tuesday: these are roughly seven times more frequent than the fire everyone plans around, even though fire remains the costliest single event when it comes. A tier about limiting damage therefore starts with water, and its first two items, a set of leak sensors and the shutoff tool stored at the valve, address the most probable expensive event in an ordinary house for well under a hundred dollars.

The rest of the tier is the interval problem. After a regional event, the gap between damage and repair is measured in weeks, sometimes months, and everything that happens to the inside of a house during that interval is determined by what got put over the hole and who did the work without getting hurt. Tarps, straps, sheeting, and personal protection are unglamorous, and they are the difference between a roof repair and an interior rebuild.

The tier stops, deliberately, at limiting damage. Drying out a flooded structure requires pumps, air movers, dehumidifiers, and judgment about what to remove, and that is recovery work with its own guidance elsewhere on this site. A boundary respected is better than a boundary blurred, and this list draws its line where the water stops coming in.

Water leak sensors

Why here. A supply line failure is the most likely damaging event in an ordinary house and one of the most expensive. Sensors cost very little and catch it in minutes rather than days.

“That is a smart home gadget, not preparedness.”

The frozen pipe during a winter outage is the version that combines both problems. A thirty dollar sensor that catches a slow leak has better expected value than most items on this list.

The specific tool your main valve or meter requires, kept where the valve is.

Why here. Between the sensor and the tarp, because stopping the water is the fastest way to limit what happens next.

“You dropped the gas shutoff. Every list has one.”

Deliberately, and after review. Gas is a different situation with different rules: you shut off gas only if you smell it, hear it, or are instructed to, and once it is off, only the utility or a qualified professional should restore service. Casual gas shutoff creates hazards, and a list item is not the place to teach it. Know where your gas valve is, know what it needs, and know that turning it back on is not your job.

Heavy-duty tarps

Why here. The interval between damage and repair is measured in weeks after a regional event, and everything that happens to the inside of your house during that interval is determined by what you put over the hole.

Which is why they degrade and why you buy heavier than you think. It is still the difference between a roof repair and a full interior rebuild.

Ratchet straps

Why here. Anchoring a tarp is the part people improvise badly. Straps hold in wind that pulls staples and rope loose.

“Rope and bungees work.”

Rope stretches when wet and bungees fail suddenly under load. Straps hold tension and can be re-tensioned without redoing the whole job.

Reinforced plastic sheeting

Why here. Smaller openings, interior containment, and separating a damaged room from a functioning one.

“Duct tape and plastic is the anthrax-era advice everyone mocked.”

The mockery was aimed at sealing a house against a chemical attack, which is not this. This is covering a broken window in November and keeping wet-work dust out of the rest of the house, which is ordinary and useful.

Waterproof repair tape

Why here. Seals edges and tears in temporary covers, and works on wet surfaces where standard tape does not.

“Duct tape.”

Standard duct tape fails on wet or cold surfaces, which is the condition it will meet. This is a different product for a few dollars more.

Work gloves

Why here. Debris cuts hands first, and hand injuries end a person's ability to help with everything else.

And frequently absent when needed, because the ones in the garage are stiff, wrong-sized, or one glove. Buy for the hands in the house.

Why here. Broken glass and airborne dust are the two constants of any damaged structure.

“Regular glasses are fine.”

They are not rated for impact and they have no side protection. This is a five dollar item that prevents an injury that ends your ability to see what you are doing.

NIOSH-approved N95 or P100 respirators

Fitted, and stored where you will find them.

Why here. Wildfire smoke, demolition dust, and mold in a damp house are all particulate exposures that a household will meet without any structural damage at all.

“Masks do not work if they do not seal, and nobody fit-tests at home.”

True and worth stating. A respirator that does not seal against your face does much less than the label suggests, and facial hair defeats the seal entirely. Check the fit at purchase, and understand the limit: these reduce particulates, and they do nothing against gases and vapors. A respirator is not protection against a chemical release.

Puncture-resistant waterproof boots

Why here. Standing water hides everything sharp, and post-flood foot injuries are a documented and preventable pattern.

“Rubber boots from the farm store are the same thing.”

For water, yes. For nails through the sole, no. The difference is a puncture-resistant plate and it matters in exactly one situation, which is the one you are buying for.
