Mold and Moisture Prevention

EPA's lead statement on indoor mold is five words: the key to mold control is moisture control. Everything on this page follows from that.

A moisture problem first, a mold problem second.

Mold spores are everywhere, indoors and outdoors, in quantities invisible to the eye. They land on surfaces constantly. They do not grow unless they find moisture. That distinction is the entire basis of prevention: you cannot eliminate mold spores from your home, but you can eliminate the conditions that let them colonize.1

If mold is already growing, EPA's guidance is equally direct: clean up the mold and fix the water problem. If you clean up the mold but do not fix the moisture source, the mold will return.1

The time you have

Dry water damage within 24 to 48 hours.

EPA states that if wet or damp materials or areas are dried within 24 to 48 hours after a leak or spill, in most cases mold will not grow. That window is the single most actionable fact about mold prevention: act within it and the problem stays a water problem. Miss it and it becomes a mold problem.1

This applies to every scale of water event, from a pot that boils over to a burst supply hose. The clock starts when the material gets wet, not when you notice it.

What "dry" means

Dry to the touch is not dry. Porous materials like drywall, carpet padding, and ceiling tile absorb water deeper than the surface. Remove standing water, run fans and dehumidifiers, and confirm the material is dry through its full thickness. Absorbent or porous materials that cannot be dried completely may have to be removed and replaced.2

Find the source

The places moisture enters or accumulates.

Mold problems are moisture problems with a name attached. Before you can prevent mold, you need to identify where the moisture in your home comes from. Most households have several of these working at once.

Leaks

Roof leaks, plumbing leaks, window and door leaks, and foundation seepage. These deliver water to materials that should stay dry. A slow plumbing leak inside a wall can feed mold for months before anyone sees it. Fix plumbing leaks and other water problems as soon as possible.2

Condensation

Warm moist air touching cold surfaces produces water. Common on windows in winter, on cold water pipes, on exterior walls behind furniture, and on ductwork in unconditioned spaces. If you see condensation, act to dry the surface and reduce the humidity or water source.1

Humidity from daily life

Cooking, showering, washing, drying clothes, breathing, and running kerosene or unvented gas appliances all add water vapor to indoor air. Without adequate ventilation, that moisture accumulates.1

Poor drainage

Ground that slopes toward the foundation, clogged gutters, or missing downspout extensions send water against or under the house. EPA recommends making sure the ground slopes away from the foundation so water does not enter or collect around it.1

Damp spaces

Basements, crawl spaces, and closets against exterior walls stay damp because they are poorly ventilated and often cooler than the rest of the house. These are the places where chronic low-level mold tends to establish first.

The prevention system

The habits that keep mold from starting.

Manage indoor humidity

EPA recommends keeping indoor humidity below 60 percent relative humidity, ideally between 30 and 50 percent. A humidity meter costs $10 to $50 at a hardware store and turns a vague feeling into a number you can act on. If humidity stays above 60 percent, use a dehumidifier or air conditioner.1

Ventilate moisture-producing activities

Run the bathroom exhaust fan or open a window when showering. Use the range hood or open a window when cooking. Vent the clothes dryer to the outside. Appliances that produce moisture, including stoves and kerosene heaters, should be vented to the outside where possible.1

Address condensation promptly

Condensation on windows, walls, or pipes is a signal, not a nuisance. Dry the surface, then reduce the moisture source or increase ventilation. Insulating cold water pipes and cold surfaces reduces condensation by keeping the surface above the dew point.1

Maintain gutters and drainage

Clean and repair roof gutters regularly. Make sure the ground around the foundation slopes away from the house. Extend downspouts to carry water well clear of the foundation wall. This is where the Gutter and Drainage guide connects to mold prevention directly.1

Keep AC drip pans clean

Air conditioning drip pans and drain lines need to stay clean and flowing. A clogged condensate line is a standing-water source inside the mechanical system that serves every room.1

Let air move

Furniture tight against exterior walls traps moisture behind it. Leave a gap. Open interior doors between rooms to let conditioned air circulate. In rooms that stay damp, a small fan pointed at the problem area does more than chemical treatments.

When it happens anyway

Cleaning small mold problems yourself.

EPA's guidance: if the moldy area is less than about 10 square feet, roughly a 3-by-3-foot patch, in most cases you can handle the cleanup yourself. Above that size, or if there has been extensive water damage, consult EPA's remediation guide or hire a professional with mold cleanup experience.1, 2

For small areas on hard surfaces

Fix the water source first. If you clean up mold but the moisture stays, the mold returns.1

Scrub mold off hard surfaces with detergent and water. Dry completely.2

Wear an N-95 respirator, gloves, and goggles without ventilation holes to limit your exposure to mold and mold spores during cleanup.1

Do not paint or caulk over mold. Clean it and dry the surface first. Paint applied over moldy surfaces is likely to peel.2

About bleach and mold

EPA does not recommend bleach or other biocides as a routine practice during mold cleanup. In most cases, scrubbing with detergent and water, then drying completely, is the appropriate method. Dead mold may still cause allergic reactions, so the goal is removal, not just killing the organism.1

Porous materials

Absorbent or porous materials like ceiling tiles, carpet, and carpet padding may have to be discarded if they become moldy. Mold can grow into the material, making complete removal difficult or impossible.2

Room by room

Where to look first.

EPA notes that mold may be hidden in places like the back of drywall, under carpet, behind wallpaper, inside walls around pipes, and above ceiling tiles. A musty smell without visible mold is a sign of hidden growth. The places below are where most household mold starts.1

Bathroom

EPA's bathroom advice: places that are often or always damp can be hard to maintain completely free of mold. Increasing ventilation and cleaning more frequently will usually prevent recurrence or keep it minimal. Run the exhaust fan during and after every shower; wipe the shower walls and tub after use; check under the vanity and around the toilet base for slow leaks.2

Kitchen

Under the sink (around supply lines and the drain), behind the dishwasher, and around the refrigerator drip pan and water supply line. Any slow drip in these areas can go unnoticed for months inside a cabinet. Check periodically.

Laundry area

Behind and under the washing machine, around supply hose connections, and in the dryer exhaust duct. A laundry room without ventilation or a dryer vent that leaks humid air into the space is a chronic moisture source. Basement and crawl space

Often the dampest areas in the house. Foundation seepage, condensation on cold walls, and poor air circulation all contribute. A dehumidifier with a drain hose running continuously is the standard tool. Store items on shelving off the floor, and keep boxes and cardboard away from walls.

Windows and exterior walls

Winter condensation on single-pane windows and poorly insulated exterior walls feeds mold at the sill, the frame, and behind curtains or furniture placed tight against the wall. HVAC system

EPA cautions: if you suspect the HVAC system is contaminated with mold, do not run the system, as it could spread mold throughout the building. Consult EPA's duct cleaning guidance before acting.2

Common mistakes

Painting over mold

EPA says paint applied over moldy surfaces is likely to peel. The colony continues growing underneath. Remove the mold and dry the surface before any paint.2

Cleaning mold without fixing the moisture

If you clean up the mold but do not fix the water problem, the mold will return. EPA's guidance puts the water fix first.1

Using bleach as the default treatment

EPA does not recommend routine use of bleach or other biocides for mold cleanup. Detergent and water, followed by complete drying, is the standard. Bleach on a damp surface does not prevent regrowth if the moisture source persists.1

Ignoring musty smell without visible mold

A musty odor without a visible source usually means mold is growing in a concealed location: behind drywall, under carpet, inside a wall cavity around pipes. Investigate the smell rather than masking it.1

Delaying the response to water damage

The 24-to-48-hour drying window is the prevention window. Every hour a material stays wet after that increases the probability that mold colonization has begun.1

The boundary

When to call a professional.

Mold growth covers more than about 10 square feet (roughly a 3-by-3-foot patch). EPA's guidance puts this as the line where professional help is appropriate.1, 2

The water or mold damage was caused by sewage or other contaminated water. Call a professional with experience in contaminated-water cleanup.2

You suspect the HVAC system is contaminated. Do not run the system. Consult EPA's duct cleaning guidance before proceeding.2

You suspect hidden mold behind walls, above ceilings, or under flooring. Disturbing concealed mold without containment can release a large quantity of spores. EPA recommends considering an experienced professional for this investigation.1

Anyone in the household has health concerns related to mold exposure, including asthma, allergies, or a compromised immune system. Consult a health professional before starting cleanup.2

Put it into practice

Two exercises to build the habit.

Exercise A: The moisture walk

Walk through every room and check for condensation on windows, musty smells, water stains on ceilings and walls, drips under sinks, and dampness in closets or along baseboards. Check behind furniture against exterior walls. Note anything you find and the likely moisture source. Then check your humidity: if you do not own a hygrometer, buy one and read it for a week. If indoor humidity consistently exceeds 60 percent, a dehumidifier or ventilation change is warranted.

Exercise B: The ventilation check

Turn on the bathroom exhaust fan and hold a single sheet of toilet paper near the grille: it should pull in and hold. If it does not, the fan is too weak or the duct is blocked. Repeat with the kitchen range hood. Check whether the clothes dryer vents to the outside and that the vent flap opens while the dryer runs. These three exhaust paths remove the majority of moisture a household generates during normal use.
