Your biggest threat may start in someone else's apartment.
In a house, you control almost every source of fire, water damage, and air quality. In an apartment building, someone you have never met can create an emergency that arrives in your unit through shared walls, shared plumbing, shared ventilation, and shared hallways. Understanding what migrates between apartments is the first step toward preparing for risks you cannot prevent.
The largest risk
Fire that starts in another unit.
Someone else's kitchen, space heater, candle, or grill can fill your hallway with smoke, trigger a building evacuation, or damage shared systems before you know anything is happening. In a house, you control most ignition sources. In an apartment, the person two floors up or three doors down controls theirs.
Cooking fires
Cooking is the leading cause of apartment fires by a wide margin. NFPA data shows that cooking caused 73 percent of fires in apartments and other multifamily homes, nearly twice the rate of cooking fires in single-family homes. The most common cause is leaving cooking unattended.
Most apartment cooking fires stay small and are contained before spreading. The danger to neighboring units comes when a fire is not caught early, when a smoke alarm is missing or disabled, or when a resident leaves without closing the apartment door behind them, allowing smoke and heat into the hallway.
Space heaters and electrical overloads
Space heaters and heating stoves account for roughly 30 percent of home heating equipment fires but cause about 73 percent of heating-related fire deaths, according to NFPA data from 2020 to 2024. The Bronx apartment fire in January 2022, which killed 17 people, started from a malfunctioning space heater in a single unit.
In apartments, space heaters are often plugged into power strips or extension cords, placed too close to bedding or curtains, or left running unattended. CPSC guidance is clear: plug space heaters directly into a wall outlet, keep them at least three feet from anything that can burn, and never leave them running when you leave the room or go to sleep.
Candles
NFPA estimates that U.S. fire departments respond to roughly 7,400 home candle fires per year. More than half of candle fires occur because the candle was too close to something that could burn. About 36 percent of home candle fires start in bedrooms, and NFPA data shows that candles used for light during power outages pose a particularly elevated fire risk.
In an apartment, a single candle fire can force the evacuation of an entire building. Battery-operated LED candles and flashlights eliminate the risk entirely and are one of the simplest fire-safety improvements a renter can make.
Grills on balconies and near buildings
NFPA 1 (the Fire Code) prohibits the use of charcoal grills, gas grills, hibachis, and similar open-flame cooking devices on any balcony, under any overhanging portion of a structure, or within 10 feet of any multifamily building. Despite this, balcony grilling remains common, and a single flare-up on a combustible balcony can spread to the building before anyone can intervene.
CPSC also warns never to use charcoal indoors or in a garage, even with the door open, because burning charcoal in an enclosed space can produce lethal levels of carbon monoxide.
What this means for you: You cannot control what your neighbors do with their stoves, heaters, candles, or grills. What you can control is your own apartment's readiness. Working smoke alarms, a closed bedroom door at night, a fire extinguisher in the kitchen, and knowing both stairwells in your building are the most effective countermeasures against a fire that starts somewhere else. The second most common
Water that comes through your ceiling.
In a house, nearly every plumbing failure is your own. In an apartment, the person above you, the building's aging pipes, and the sprinkler system in the hallway can all send water into your unit without warning.
Where it comes from
The most common sources of water damage from other units are burst or frozen pipes (especially during winter storms, when pipes in exterior walls or unheated spaces can freeze), overflowing bathtubs or sinks left running, broken washing machine supply hoses, and malfunctioning dishwashers. Sprinkler system failures, though less frequent, can release large volumes of water quickly.
During the 2021 Texas winter storm, frozen sprinkler pipes burst inside apartment buildings that lost heat, sending water through multiple floors and making some buildings temporarily uninhabitable. The damage was not caused by the weather alone but by the interaction between the building's systems and the conditions.
Water from above often appears as staining, dripping, or bulging on your ceiling. If you see this, move belongings away from the affected area immediately. Do not attempt to puncture a bulging ceiling unless water is pooling in a way that threatens a larger collapse; even then, use a small container underneath to catch the water. Contact building management and document everything with photos before any cleanup begins.
What to do right now
- Get renter's insurance. It covers your personal property and temporary relocation costs when water damage from another unit makes yours uninhabitable. The building's insurance covers the structure, not your belongings.
- Keep a photo inventory. Walk through your apartment with your phone camera. Open every drawer, every closet. This 10-minute video saves weeks of argument with an insurance adjuster. Store it in cloud storage.
- Know your shutoffs. Learn where the water shutoff valves are inside your unit (usually under sinks and behind toilets). You cannot shut off the building's water, but you can stop your own fixtures from contributing to a problem.
- Store valuables off the floor. Important documents, electronics, and irreplaceable items should not sit directly on the floor of a ground-floor unit or in a closet below a bathroom on the floor above.
Through the walls
What migrates between apartments.
An apartment is not a sealed box. Smoke, carbon monoxide, cooking odors, and pests can move between units through shared ventilation, gaps around pipes and wiring, utility chases, and openings that are not visible from inside your living space.
Smoke
Tobacco smoke, cooking smoke, and fire smoke can all travel between apartments through gaps around plumbing penetrations, shared ventilation ducts, electrical outlets on shared walls, and under doors. During a fire in another unit, smoke in your hallway or coming under your door is a signal to execute your fire plan, not to investigate.
Carbon monoxide
Carbon monoxide is colorless and odorless. It can migrate between apartments through the same pathways as smoke. CPSC reports that an average of roughly 100 people die in the U.S. each year from CO poisoning caused by portable generators alone, and most of these deaths occur in residential settings.
A neighbor running a generator indoors, using a charcoal grill in an enclosed space, or operating a malfunctioning gas appliance can produce CO that reaches your unit. Install a battery-operated or battery-backup CO alarm on every level of your apartment and outside sleeping areas. CPSC recommends interconnected alarms: when one sounds, they all sound.
Pests
Cockroaches, mice, and bed bugs move between apartments through the same wall cavities, pipe chases, and gaps that smoke uses. A neighboring unit's pest problem can become yours regardless of how clean you keep your apartment. After a building-wide power outage, discarded food from failed refrigerators can attract additional pests to shared trash and dumpster areas, creating a secondary problem that lasts longer than the outage itself.
Your escape route
Exits that are blocked, locked, or compromised.
Your fire escape plan is only as good as the exits it depends on. In a shared building, other people's decisions about what goes in the hallway, whether fire doors stay closed, and how stairwells are maintained directly affect your ability to get out.
Hallway storage and blocked corridors
Bicycles, strollers, furniture, boxes, and other items stored in hallways are a fire code violation in virtually every jurisdiction. Both NFPA 101 (the Life Safety Code) and the International Fire Code require that exit routes be continuously maintained free of obstructions. Items in hallways slow evacuations, can block wheelchair or mobility-device access, and add fuel to a corridor fire.
The same applies to stairwells. NFPA 101 prohibits storage inside exit enclosures. Stairwells are meant exclusively for egress, and anything stored in them, whether combustible or not, reduces the clear width and creates obstacles during an emergency when visibility may be near zero.
Propped fire doors and disabled alarms
Fire doors exist to contain smoke and fire within one section of a building. When they are propped open with wedges, boxes, or doorstops, they cannot do their job. The NFPA Life Safety Code prohibits holding fire doors open except with approved automatic-release devices that close the door when the fire alarm activates.
Disabled or disconnected smoke alarms in other units are equally dangerous. NFPA data shows that 59 percent of home fire deaths occurred in homes with no smoke alarms or with alarms that failed to operate. In a building, one unit without a working alarm can delay the detection that protects the entire floor.
What to do: Report blocked hallways, propped fire doors, and disabled alarms to building management in writing. If the issue is not corrected, contact your local fire marshal or code enforcement office. In many cities, you can report blocked exits through 311 or your fire department's non-emergency line. This is not being a difficult neighbor. It is protecting your own escape route.
When the building stops working
The disaster did not damage your apartment. So why can you not live there?
An apartment can become effectively unusable even when nothing inside your unit is damaged. The building systems you depend on every day are controlled by management, not by you, and when they fail, your options are often limited to waiting or leaving.
Elevators
A power outage disables elevators immediately. For residents on upper floors, especially those with limited mobility, small children, or heavy supplies, this can make the apartment functionally inaccessible for the duration of the outage.
Electronic entry systems
Key fob systems, buzzer entries, and electronic garage doors can fail during power outages unless backed up. You may be locked out of the building, locked out of the parking garage, or unable to let emergency contacts in.
Water pumps
Many mid-rise and high-rise buildings use electric pumps to maintain water pressure on upper floors. When the building loses power, upper-floor residents may lose running water entirely, even though the municipal supply is still working.
Central HVAC
If your apartment relies on a central heating or cooling system, an equipment failure or power loss can make the entire building too cold or too hot for safe occupancy. Unlike a homeowner, you cannot install or operate your own furnace or central air conditioning.
Hallway and stairwell lighting
Building code typically requires emergency lighting in exit corridors and stairwells, but these battery-backed systems last only 90 minutes in most installations. After that, hallways and interior stairwells in windowless buildings become completely dark.
Fire and safety systems
Fire alarm panels, sprinkler system pressure, emergency communication systems, and smoke detection can all degrade during extended outages or equipment failures. When these systems are compromised, the building may not be safe to occupy even if your apartment is undamaged.
The question to ask management before you need the answer
Which building systems, if any, have backup power, and how long does that backup last? The answer determines how quickly a power outage becomes a building evacuation.
Many newer buildings have generators that power fire alarm panels, emergency lighting, and sometimes elevators. Older buildings may have only battery-backed emergency lighting. Knowing the difference helps you set your own threshold for when to stay and when to leave.
Your response
You cannot control the building. You can control your readiness.
Shared-building risks cannot be eliminated by any single tenant. But the gap between a resident who understands the building and one who does not is enormous when something goes wrong.
Before anything happens
- Walk both stairwells. Know where they exit. Note whether doors lock behind you and whether the ground-floor exit leads to the lobby, the street, or somewhere you have never been.
- Install smoke and CO alarms. Even if management provides smoke alarms, add your own battery-operated CO alarm on every level of your unit and outside sleeping areas. Test monthly.
- Keep a fire extinguisher. A small 2.5-pound ABC-rated dry chemical extinguisher in the kitchen handles grease, electrical, and ordinary combustible fires. Learn the PASS technique before you need it.
- Get renter's insurance. It covers your property and temporary relocation when water damage, fire, or other building problems make your apartment uninhabitable. The building's insurance does not cover your belongings.
- Document your belongings. A 10-minute video walkthrough stored in cloud storage is the fastest way to support an insurance claim. Update it after significant purchases.
- Save management contacts. Building manager, after-hours emergency line, property management company. Save all three in your phone. During a building event, these are often the fastest source of information.
Questions to ask management
- Does the building have backup power? What does it cover, and how long does it last?
- Is the fire alarm system building-wide or zone-based? Will an alarm on one floor sound on every floor?
- How does the building communicate with residents during an emergency? Is there a notification system, resident app, or emergency contact list?
- Can electronic entry doors and garage doors be opened manually during a power failure?
- Does the building rely on electric water pumps? Will upper-floor units lose water pressure during a power outage?
- Is the HVAC system shared or unit-controlled? Can individual apartments adjust ventilation independently?
You do not need to ask all of these at once. Pick two the next time you interact with management. Most building managers are glad to answer because it shows a resident who pays attention.
The other side
Neighbors are also an asset.
This entire page has focused on what can go wrong when you share a building with people you do not control. But the same proximity that creates shared risks also creates shared capacity.
Information moves fast
A building group chat, a neighbor who knocks on your door, or a resident who knows the building manager's direct number can tell you what is happening faster than any official notification. During a power outage, snow event, or building problem, the first reliable information often comes from the person across the hall.
Help is close
Checking on an elderly neighbor after a winter storm, sharing a flashlight during a blackout, helping a family with young children carry supplies down the stairs: these are things that happen naturally in apartment buildings when people know each other even slightly. You do not need to organize a formal emergency committee. Knowing three people by name on your floor is a meaningful form of preparedness.
